Being a first time buyer can be daunting.

We’re here to be your advocate and concierge on this journey.

  • We work only for you and your interests, and do not represent the seller.
  • We have a fiduciary responsibility to negotiate, advocate and represent your interests and it is our duty to put you in the most informed and empowered position possible as a buyer.
  • Everything about this transaction, your financing, etc is 100% confidential.
  • Our goal is to find you the ideal property and get you the best deal on it.
  • We can save you time by previewing houses if there’s something you like but don’t have time to see it in person.
  • We have access to information on and can show you ANY home in Washington State, not just homes from one brokerage.
  • We will put you in touch with our network of Lenders, Inspectors, Appraisers, and any other real estate vendor we would need along the process.
  • You don’t pay us a thing for all of these services – If and when you buy a house, the listing agent is the one who pays me. In WA state we do a co-broker agreement where the listing agents split their commissions with buyer agents who help to bring buyers to their properties.
  • Getting pre-approved is really important – when we do find that one really special place, chances are that it could be on the market for 48 hours or less, so we want to get that in place soon (if you need names of banks that are easy to work with, let us know and we’ll get those sent over)
  • When you have a moment, make us a list of any target neighborhoods, “must-have” home features, or total deal-breakers.  If you have any homes saved to your “favorites,” we’d love to see those too.  It will help us to understand what you like, which is the most important thing.
  • Ask lots of questions. If at any time during this process you have any questions on anything, don’t hesitate to ask. The thing about a hot real estate market like Seattle is that there is no such thing as a “typical deal.” Every situation is unique, and it’s good to understand the process, so let us know where we can explain something.

Let’s have coffee and chat about the process.
“Working with Amelia was a walk in the park. From our first meeting, she made me comfortable with her relaxed demeanor and friendly-yet-professional communication skills.
She drove me from Seattle to Tacoma several times a week to tour homes, and was quick to write up an offer when we found something that fit my criteria. Her blend of optimism and realistic-ness in finding the perfect home strikes the perfect balance that all brokers should strive for.” Sam, Seattle, WA (Buyer)
